• NO-OBLIGATION RENTAL ASSESSMENTS -
we would be delighted to give a full rental valuation of your property, free of charge. We can help you come to a realistic and attractive rental figure and, if you decide to appoint us, we will market your property at the rent you feel appropriate. We will continue to update you and provide feedback from viewings and this can assist in any decision to alter the rent.


FREE RENTAL ADVICE
- we can advise on the best ways of maximising the rental return from your property. Discerning tenants expect a high standard of accommodation, something for which they are often prepared to pay more rent. We can advise on how to make your property a more appealing rental proposition.


• EXTENSIVE MARKET EXPOSURE - your property will be auto-emailed to all appropriate tenants on our database, appear in our window displays, on our website and other national property portals, such as rightmove.co.uk, as well as in the local print media.




                   


• FLEXIBLE VIEWING TIMES 
- we will accompany viewings during the evening to maximise your property's letting opportunities.


• REFERENCING - we always undertake thorough referencing of our tenants, including full credit checks, plus previous landlord and employer references. We are only interested in introducing quality tenants to your property. We do not charge landlords for our Tenant-Find Search.
No tenant, no fee - it's as simple as that.


• GUIDANCE ON LANDLORD REGULATIONS -
we advise on gas, electrical and fire safety, as well as energy performance certificates and government deposit regulations to which you are legally obligated to adhere.


• RENT GUARANTEE INSURANCE - this can be arranged, as required.


• NO TIE-IN CONTRACT PERIODS - we simply ask for one week's notice to allow any advertising already booked to reach its target market. Also, should you decide to appoint another letting agent alongside us, you are free to do so and we will not request an increase in our fee.
